Midtown Loft

This 1,800-square-foot loft features windows on three sides, allowing daylight to penetrate into all the living spaces. A principal design strategy was to minimize partitions at the perimeter in order to reinforce the apartment’s open quality. Also advancing this goal was the grouping of functional spaces, such as the kitchen and two baths, behind a wall that diagonally bisects the apartment and defines the contiguous open living area. To further emphasize the spatial flow and openness that are the defining qualities of a loft, the structural ceiling was left exposed throughout.

The primary bedroom, with its walk-through closet, occupies the entire width of one end of the apartment. A new primary bathroom was built and is separated from the adjacent spaces by a translucent glass wall that allows daylight in while maintaining privacy. A second bedroom (or small study), formed by the diagonal wall, is screened from the dining area by a pair of translucent sliding acrylic panels that connect this space to the rest of the loft. The open kitchen is recessed into the diagonal wall, while a freestanding island offers additional counter space and seating for casual dining.
